Maryland Skylight Installer

Skylight Services in Maryland

RoofPRO services include installs, replacements, and repairs of skylights throughout Maryland. Our team handles the roofing work as well as the framing, insulation, drywall, trim, and interior finishing needed for a complete installation. We work with VELUX skylights and other major brands on shingle, metal, slate, tile, and low-slope roofing systems.

New Skylight Installation

Adding a skylight to an existing home starts with finding a location that works inside the room, through the attic, and on the roof. RoofPRO handles the full project, including opening and framing the roof, building the interior shaft, installing the skylight, waterproofing and flashing the opening, and completing the interior finish work. We can also install skylights during a roof replacement, which gives us an opportunity to integrate the new unit into the roofing system while everything is already open.

Skylight Replacement

An older skylight can often be replaced without rebuilding the entire interior opening. We remove the surrounding roofing, take out the existing skylight and flashing, inspect the opening, and install the new unit with new waterproofing and flashing. Older skylight sizes are not always available anymore. When that happens, we can adjust the opening or interior trim so a modern skylight fits properly without leaving the project looking patched together.

Skylight Repair

Water around a skylight does not always mean the skylight itself has failed. The problem may be the flashing, surrounding roofing, underlayment, or another area above the opening. RoofPRO can inspect the skylight and surrounding roof to determine where the problem is coming from. If you are seeing leaks, fogged glass, damaged trim, or problems operating the skylight, give us a call and we can determine the right repair.

Why Maryland Homeowners Choose RoofPRO for Skylights

RoofPRO has served Maryland homeowners for more than 20 years, with experience in both roofing and skylight installation. As a VELUX Certified Installer, our team has completed manufacturer training for properly installing VELUX systems. We are also a BBB Accredited Business with an A+ rating and hold certifications from several leading roofing manufacturers. That roofing experience matters because a skylight must be properly integrated with the roof, flashing, and underlayment to help prevent leaks and protect the home.

Our Skylight Installation Process

Every project starts with the layout. We look at the room, attic space, roof framing, roof pitch, and exterior location before deciding where the skylight should go.

From there, we create or prepare the opening, complete any necessary framing, install the skylight, waterproof the opening, and integrate the flashing with the existing roofing system. Once the exterior is complete, we finish the interior shaft, insulation, drywall, trim, and painting as needed.

The goal is to leave you with a finished skylight that looks intentional from inside the home and is properly integrated into the roof outside.

When Should You Replace an Existing Skylight?

A leak is one reason to call us, but it is not the only reason it may need attention. Fogging between the panes, water stains, peeling paint, deteriorated trim, or a venting skylight that no longer operates can all point to an aging unit.

Roof replacement or restoration is also a good time to evaluate your existing skylights. If an older system is left in place, it may need replacement years before the new roof does. That means reopening a newer roofing system just to replace the skylight.

We look at the age, condition, manufacturer, flashing, and overall performance before recommending replacement.

Home Skylight Options

Whether your home has a flat or sloped roof, we’ve got a system to match. We custom-fit each unit to your space and pair it with a high-performance flashing system designed to tie seamlessly into any roofing material—shingle, metal, flat, or slate.

Many of our skylights also come with factory-installed, solar-powered blinds that help control light, skylight condensation, and heat—no wiring or hassle required. From energy savings to added comfort, it’s a smart upgrade in every way.

Small footprint, big impact. Sun tunnels brighten up interior rooms that never see daylight—like closets, hallways, and bathrooms.

How Much Does Skylight Install Cost?

A typical replacement generally costs between $800 and $2,000 for an average-sized unit.

A completely new installation that requires opening the ceiling, building an interior shaft, framing, insulation, drywall, trim, and roofing work usually falls between $2,000 and $5,000.

Some projects cost more. Size, accessibility, roof type, framing changes, custom flashing, and unusual design requirements can all affect the final price. RoofPRO installs skylights as large as roughly five feet by five feet that required custom curbs and considerably more work than a standard residential installation.

RoofPRO can inspect the proposed location and provide a free quote based on the actual work your home requires.

Installer Warranties

RoofPRO backs standalone repairs and replacements with a 1-year workmanship warranty.

When we install it as part of a complete roof replacement, the installation is included under our 10-year workmanship warranty for the new roofing system.

As VELUX-certified skylight installers, we can also help property owners understand the manufacturer warranty available with the specific style and accessories being installed.
