    Every phasing plan starts with the same question: how do residents actually move through this property day to day? RoofPRO maps out traffic patterns, parking, and building access before scheduling anything, then builds the sequence around it instead of just working building to building in numeric order. On larger properties, that often means breaking the job into sections rather than tackling an entire building at once, so residents on one side aren’t dealing with noise and debris while the other side is untouched.

    Scaffolding gets used where foot traffic keeps flowing underneath active work, which keeps walkways open instead of roping off entire sections of the property for weeks at a time. The full plan gets coordinated directly with management before the first day of work, since they know the property’s rhythms, resident concerns, and event schedule better than a general timeline ever could.

    A reserve study estimate is only as good as the assumptions behind it, and pricing is the piece that ages fastest. Roofing material costs shift, and manufacturers sometimes give contractors advance notice on upcoming price changes before they hit the broader market, which is one reason it’s worth talking to a roofer directly rather than relying on a number pulled from a few years ago.

    The other piece that gets missed is roofing condition, not just age. An inspection should check plywood thickness and condition, since older properties may still have thinner decking that current codes don’t allow for new installations, and that gap can turn into a real cost if it’s not planned for ahead of time. Ventilation is worth checking too, since inadequate roofing ventilation shortens the life of whatever gets installed on top of it and can turn a straightforward reroof into a bigger scope once the work actually starts. A reserve study that skips these details tends to under-budget the project, which creates a funding gap right when the board needs the number to be right.

    Manufacturers rate the field shingles and the cap shingles separately, and the two numbers aren’t always the same. A 3-tab shingles typically carries a wind rating around 60 to 75 mph, which may be fine on a low, sheltered single-family roof but isn’t enough on a building that’s three stories or taller, where wind speeds and uplift at the roofline are meaningfully higher than what a ground-level rating accounts for.

    That’s why RoofPRO generally recommends an architectural shingle rated for higher wind resistance on taller multi-family buildings, such as the Owens Corning Duration line, which carries a 130 mph wind rating. The cap shingles matter just as much as the field shingles in this equation, since a mismatched cap rating can become the failure point even when the rest of the roof is rated correctly. Getting this wrong doesn’t just mean shingles blow off. It usually means water gets into the roof deck at the point of failure, which turns a wind event into a leak claim.

    Every number here depends on the condition of the existing roof, so an accurate quote requires an in-person inspection rather than one over the phone. That said, general ranges look like this:

    • Roof coatings typically run $4 to $9 per square foot. This is the lowest-cost option, but it only works when the existing roof deck and membrane are still in good condition, since a coating extends the life of what’s there rather than fixing what’s underneath it.
    • Roof-overs, installing a new layer on top of the existing one, typically run $5 to $10 per square foot. RoofPRO generally doesn’t recommend this roof maintenance approach, since it traps whatever condition issues already exist under a new layer instead of addressing them, and it adds weight and complexity to any future full replacement.
    • Full roof replacement typically runs $4 to $12 per square foot, with the range driven by material selection, the condition of the deck once the old roofing comes off, and the complexity of the building itself.

    The wide range in each category is exactly why a walk of the property matters before committing to a number. A building with sound decking and straightforward access prices very differently than one with hidden deck damage or difficult logistics, even if the square footage is identical.
