We had moved into our home five years ago and noticed that our roof, which was only ten years old, was warping and looked like a washboard. We contacted four roofing contractors to diagnose the cause of the problem and to get a quote for two new skylights. There was RoofPro, two local contractors referred to us by neighbors and a large roofing company that advertises frequently on TV. Will Moore from RoofPro stood out as the most experienced and knowledgeable of the estimators. Not only did he show us that the roof was failing because of ventilation problems, he was the only estimator that showed us that our porch roof had structural problems that would need to be addressed before a new roof could be installed. We decided to forego repairs and asked the roofing companies for replacement quotes. RoofPro's proposal was thorough and detailed how the existing ventilation issues would be addressed. The company that advertised on TV just emailed an amount without a detailed contract that was $20,000 higher than RoofPro's and then called back two days later saying they were running a special that was still $12,000 higher. One local roofer did not include the porch roof in their estimate and the fourth one did not submit a written proposal. - Roof coatings typically run $4 to $9 per square foot. This is the lowest-cost option, but it only works when the existing roof deck and membrane are still in good condition, since a coating extends the life of what’s there rather than fixing what’s underneath it.
- Roof-overs, installing a new layer on top of the existing one, typically run $5 to $10 per square foot.
