Skylights aren’t something you can just cut in and forget about. Every commercial roof has its own framing, load limits, and design factors that need to be respected. Overlooking those details can lead to leaks, a weakened roof deck, or a skylight system that struggles under snow and wind. That’s why we begin by inspecting your roofing system, confirming compatibility, and recommending skylights designed to fit your building.
Maryland's Trusted Commercial Roofers
Commercial Skylight Installation
A skylight can completely change a space. It brings in daylight, reduces the need for artificial lighting, and creates a better environment for everyone inside. But when a skylight is poorly installed or neglected, it turns into a headache: leaks, foggy glass, and rising utility costs. For commercial buildings, those problems multiply fast — water damage in offices, interruptions in warehouses, and unhappy tenants in multi-family properties.
That’s where we come in. Our team specializes in commercial skylight installation, repair, and replacement. With more than 20 years of experience in roofing and exterior services, we know how to design and install skylights that perform for the long haul.

Thank you RoofPro for making our roof and skylight replacement as stress free as possible. We had moved into our home five years ago and noticed that our roof, which was only ten years old, was warping and looked like a washboard. We contacted four roofing contractors to diagnose the cause of the problem and to get a quote for two new skylights. There was RoofPro, two local contractors referred to us by neighbors and a large roofing company that advertises frequently on TV. Will Moore from RoofPro stood out as the most experienced and knowledgeable of the estimators. Not only did he show us that the roof was failing because of ventilation problems, he was the only estimator that showed us that our porch roof had structural problems that would need to be addressed before a new roof could be installed. We decided to forego repairs and asked the roofing companies for replacement quotes. RoofPro's proposal was thorough and detailed how the existing ventilation issues would be addressed. The company that advertised on TV just emailed an amount without a detailed contract that was $20,000 higher than RoofPro's and then called back two days later saying they were running a special that was still $12,000 higher. One local roofer did not include the porch roof in their estimate and the fourth one did not submit a written proposal. We signed our contract with RoofPro even though one of the proposals was slightly lower. They were the most knowledgeable, detailed and didn't use any gimmicks with their pricing. Within two days of signing our contract our project was scheduled for the following week. Our project manager, Ken Stanley, and his work crew showed up promptly at 7:30 to begin work. Ken was on site all day and was easily approachable to answer our questions. The new skylights required access to the inside of our home and the workers showed great care covering our floors and furniture and putting up plastic curtains to keep dust from spreading throughout our home. When their work was completed they made sure that everything was as clean as when they arrived. The new roof, skylights and cleanup were all completed the same day. We are very happy with the look of our new roof and love our new skylights. I highly recommend that anyone considering any exterior work to their home get an estimate from RoofPro.Posted on Michael M34Trustindex verifies that the original source of the review is Google. Very professional and quick to respond. They stand by their work.Posted on Michael MeyerTrustindex verifies that the original source of the review is Google. Roof Pro provided rapid and efficient response to our leaky roof problem. Jim Para conducted a thorough evaluation both inside and outside the structure and provided detailed feedback and potential fix action options. With the age of the house and previous water damage we chose a complete roof system replacement. Bracing for the cost, we were thrilled with the final estimate. Ken Stanley and his installation team's professionalism, quality of workmanship, and speed in getting the leaky roof replaced before the upcoming rains set in thankfully prevented further water damage . We witnessed a well oiled machine in operation. Well Done Roof Pro. We highly recommended this team !! v/r MikePosted on Skip NeesTrustindex verifies that the original source of the review is Google. Great past experiences with Jim Para and RoofPRO at both our house and our daughters. This time it was just a small leak. Jim was prompt in stopping by to take a look and give us the estimate. Very pleased they had a slot open up in a few days and the repair was done before the next big rain. Crew was great showing me the bad plywood which they then replaced. Amazing how well they matched the rest of the roof even though those shingles are twenty years old. Really appreciate the detailed before and after photos they provided.Posted on Ewan AlexanderTrustindex verifies that the original source of the review is Google. The crew did a terrific job. Quite professional.
Our Commercial Skylight Services
Install
When you’re planning a new roof or looking to upgrade your building, adding skylights is one of the best investments you can make. We handle everything from Velux unit skylights to custom dome, pyramid, and curb mount systems. Each skylight is carefully matched to your roof design and building use.
We take care of the details, flashing, insulation, waterproofing, and integration with your existing roofing system. That’s what ensures your new skylights not only look great, but perform through years of Maryland’s hot summers, freezing winters, and sudden storms.
Repair
A leaking skylight is more than an eyesore. Left untreated, it can cause structural damage, ruin interior finishes, and cost thousands in repairs. Our crews handle everything from cracked domes and broken seals to flashing failures and storm damage.
By addressing problems early, we extend the lifespan of your skylights and save you from bigger, more expensive replacements down the road. Think of it like roof maintenance, deal with it now, and you’ll avoid major issues later.
Replacement
Sometimes repairs aren’t enough. If your skylights are older, inefficient, or simply outdated, replacing them is the smartest move. Modern systems offer impact resistant glass, polycarbonate domes, and better curb designs that hold up against harsh weather. They also improve daylighting and insulation performance, lowering your energy costs.
We help you choose the right system for your building type and budget. Whether it’s one skylight or a full system upgrade across a large facility, our replacements are designed to last and backed by manufacturer warranties.
Maintenance
Just like your roof, skylights need ongoing care. We provide inspection and maintenance programs for commercial properties that include cleaning, seal checks, and flashing inspections. This prevents small issues from becoming big headaches, and helps you get the most from your investment.
How Skylights Impact Your Building’s Performance
Skylights aren’t just a “nice-to-have.” They can lower energy bills, improve climate control, and add value to your building. They’re especially popular in:
- Retail space where natural light creates a better customer experience.
- Offices where daylight improves employee comfort and productivity.
- Warehouses and industrial buildings where energy savings matter most.
- Multi-family housing where modern upgrades make units more attractive.
But success depends on proper planning. From structural considerations to selecting the right curb and glass system, commercial skylights must be chosen and fitted with care. A mistake here doesn’t just cost money, it risks the safety and comfort of your entire building.
Structural Considerations for a Skylight
Modern skylights are built with energy efficiency in mind, but the details make all the difference. In Maryland, we often see older skylights that lack proper insulation or flashing, which leads to heat loss in the winter and excess heat gain in the summer. That means uncomfortable indoor temperatures and higher utility bills for building owners. Thermal performance today depends on features like insulated glass, quality curbs, and flashing designed to handle our state’s freeze-thaw cycles. That’s why we recommend solutions such as impact-resistant glazing, insulated curb systems, and advanced coatings. The result? Skylights that brighten your space while standing up to Maryland’s climate without driving up energy costs.
