Flat Roofing Systems We Install
Different facilities need different flat roofing materials. We install and service all major types, so you can choose based on performance, code needs, and total cost of ownership.
TPO Roofing
TPO offers white reflective surfaces, heat-welded seams, and a range of thicknesses. It works well for warehouses, retail, and distribution centers that want cooler roof surfaces and straightforward maintenance. We install systems from brands such as GAF and Carlisle with mechanically attached or fully adhered options. Insulation packages can meet or exceed current R-value targets.
EPDM Roofing
EPDM handles thermal movement and long exposure. Black membranes warm up faster on sunny days, which can help snow melt in winter. Seams use tapes or adhesives, and details get reinforced. EPDM fits office parks and schools that value long-term durability and serviceability.
Modified Bitumen Roofing
Mod bit systems use reinforced sheets with cap and base layers. They provide strong puncture resistance and reliable details at curbs and perimeters. Torch, cold-applied, or self-adhered methods are available based on building needs. Modified bitumen works well for heavy foot traffic and complex roof layouts.
Spray Foam Roofing (SPF)
SPF builds continuous insulation and creates a monolithic surface. It seals around penetrations and eliminates seams. A protective coating completes the system. SPF can improve drainage with targeted buildup and often reduces energy loads in older buildings with poor insulation. It is a strong fit for multifamily, hospitality, and facilities with many penetrations.

Benefits of Flat Roofing for Businesses
Flat roofs remain one of the most popular choices for commercial buildings because they offer straightforward construction, affordability, and reliable performance. Large buildings such as retail centers or office complexes benefit from the simple design that reduces materials and labor compared to pitched roofing.
Flat surfaces also make inspection, cleaning, and repair work easier. Contractors can move around safely while performing maintenance, which lowers costs for building owners.
Cost-Effectiveness and Energy Efficiency
A well-installed flat roof helps control heating and cooling expenses. Many flat roofing systems reflect sunlight, which reduces the strain on air conditioning units during Maryland’s hot summers. Businesses save money year after year when energy-efficient roofing materials are used.
Flat roofs also allow building owners to add insulation layers that improve thermal performance. This is particularly valuable for facilities that require strict temperature control, such as warehouses and medical buildings.
Space Optimization (HVAC, Solar Panels, Equipment)
Flat roofs create usable space for heavy equipment. HVAC systems, exhaust fans, solar panels, and even communication equipment can be installed on the roof without interfering with the building’s operations. This feature is especially valuable for urban properties in areas like Silver Spring or Annapolis, where space is limited.

I appreciate the work done!Posted on John JurczakTrustindex verifies that the original source of the review is Google. Thank you RoofPro for making our roof and skylight replacement as stress free as possible. We had moved into our home five years ago and noticed that our roof, which was only ten years old, was warping and looked like a washboard. We contacted four roofing contractors to diagnose the cause of the problem and to get a quote for two new skylights. There was RoofPro, two local contractors referred to us by neighbors and a large roofing company that advertises frequently on TV. Will Moore from RoofPro stood out as the most experienced and knowledgeable of the estimators. Not only did he show us that the roof was failing because of ventilation problems, he was the only estimator that showed us that our porch roof had structural problems that would need to be addressed before a new roof could be installed. We decided to forego repairs and asked the roofing companies for replacement quotes. RoofPro's proposal was thorough and detailed how the existing ventilation issues would be addressed. The company that advertised on TV just emailed an amount without a detailed contract that was $20,000 higher than RoofPro's and then called back two days later saying they were running a special that was still $12,000 higher. One local roofer did not include the porch roof in their estimate and the fourth one did not submit a written proposal. We signed our contract with RoofPro even though one of the proposals was slightly lower. They were the most knowledgeable, detailed and didn't use any gimmicks with their pricing. Within two days of signing our contract our project was scheduled for the following week. Our project manager, Ken Stanley, and his work crew showed up promptly at 7:30 to begin work. Ken was on site all day and was easily approachable to answer our questions. The new skylights required access to the inside of our home and the workers showed great care covering our floors and furniture and putting up plastic curtains to keep dust from spreading throughout our home. When their work was completed they made sure that everything was as clean as when they arrived. The new roof, skylights and cleanup were all completed the same day. We are very happy with the look of our new roof and love our new skylights. I highly recommend that anyone considering any exterior work to their home get an estimate from RoofPro.Posted on Michael M34Trustindex verifies that the original source of the review is Google. Very professional and quick to respond. They stand by their work.Posted on Michael MeyerTrustindex verifies that the original source of the review is Google. Roof Pro provided rapid and efficient response to our leaky roof problem. Jim Para conducted a thorough evaluation both inside and outside the structure and provided detailed feedback and potential fix action options. With the age of the house and previous water damage we chose a complete roof system replacement. Bracing for the cost, we were thrilled with the final estimate. Ken Stanley and his installation team's professionalism, quality of workmanship, and speed in getting the leaky roof replaced before the upcoming rains set in thankfully prevented further water damage . We witnessed a well oiled machine in operation. Well Done Roof Pro. We highly recommended this team !! v/r MikePosted on Skip NeesTrustindex verifies that the original source of the review is Google. Great past experiences with Jim Para and RoofPRO at both our house and our daughters. This time it was just a small leak. Jim was prompt in stopping by to take a look and give us the estimate. Very pleased they had a slot open up in a few days and the repair was done before the next big rain. Crew was great showing me the bad plywood which they then replaced. Amazing how well they matched the rest of the roof even though those shingles are twenty years old. Really appreciate the detailed before and after photos they provided.Posted on Ewan AlexanderTrustindex verifies that the original source of the review is Google. The crew did a terrific job. Quite professional.
Our Process: From Assessment to Warranty
Inspection & Assessment
We start with measurements, photos, and drainage checks. Moisture scanning and select core cuts confirm saturation and deck type. This evidence guides the detailed project estimate so you get exactly what you need for your property.
Detailed Proposal
Each proposal is built to give you a clear understanding of your roofing options. Repair and replacement choices are outlined side by side, with details on materials, installation methods, insulation, and code compliance. Timelines, potential disruptions, and warranty coverage are all included, so you know exactly what to expect before any work begins. Every proposal is straightforward, detailed, and designed to help you make confident decisions for your property.
Prep and Execution
We pull permits and arrange staging areas, dumpsters, and crane logistics. The safety plan covers fall protection, barricades, and access control. You get daily updates with photos and a summary of completed work.
Final Inspection & Warranty
Closeout includes a punch list, inspection photos, and a copy of the manufacturer’s warranty. We register the warranty and store documents for easy retrieval later.

Flat Roofing Expertise For All Types of Commercial Buildings
Every building type brings different priorities. Here is a practical starting point for property owners to consider:
Warehouses and Distribution Centers
Large open roofs benefit from TPO with mechanically attached systems that balance cost and performance. Induction welding can speed installation on big footprints. Reflective surfaces help reduce heat gain and protect inventory and equipment below.
Retail, Restaurants, and Mixed-Use
Restaurants have grease vents and frequent service visits. Modified bitumen or TPO with reinforced walkway pads can reduce punctures. We plan work during closed hours and set up safe access paths for vendors.
Offices and Medical Facilities
Quiet work and patient comfort come first. Fully adhered TPO or EPDM lowers noise during installation and reduces fastener telegraphing. We coordinate elevator use, infection control risk assessments where required, and clean staging zones.
Multifamily and Condo Associations (HOAs)
SPF and coatings eliminate seams and help with energy performance. EPDM also works where movement is high. We maintain safe tenant routes, and provide clear notices for balcony or rooftop closures.
Schools, Churches, and Municipal Buildings
Budgets and calendars drive decisions. Coatings and modified bitumen can extend life while staying within funding windows. We align construction around breaks, community events, and school or civic schedules.
Cost Factors for Commercial Flat Roofing in Maryland
Budgets vary with scope and site conditions. These are the drivers we quantify in every estimate.
Roof size, layers, and tear-off requirements: More square footage and more existing layers increase labor and disposal. Code may require a full tear-off when insulation is saturated or layers exceed limits.
Insulation type, R-value targets, and code compliance: Current codes set minimum R-values. Tapered insulation improves drainage and reduces standing water. Costs depend on thickness, slope, and layout.
Flashings, penetrations, and curb details: Every curb, pipe, and pitch pan needs attention. Complex mechanical yards increase detail counts and require more time. We include walkway pads where service traffic is heavy.
Access, logistics, and off-hours work: Downtown sites may require night work, flaggers, or special crane permits. Suburban campuses may allow daytime work but need careful delivery timing. Logistics are clearly presented in the work schedule and labor line items.
Warranty length and manufacturer specs: Longer manufacturer warranties may require specific details such as thicker membranes and higher mil coatings. We list those requirements so you know what you gain from each level.
